Roof Replacement

We don't put on a roof. We put on a roof system.

Anyone can nail down a shingle. What you pay for is everything under it. Here are all eight layers.

Sound like your house?

Old roof. Moss. A stain upstairs. Three bids all over the place.

Most people land here for the same handful of reasons. See how many of these are yours.

A real eave from one of our inspections. Curling, splitting, and debris holding water against the trim. From the street you would never see it.

Where it starts

The decision starts in the attic, not on the shingles.

Before we quote anything, we go into your attic with a light and a camera. If the roof has years left, the report says “not yet.” We send those too.

If it doesn't, you get a bid you can actually read: eight layers, each one named, each one priced.

The Black Diamond Roof System

Eight layers. Each one on your bid, with its price.

Three bids, five thousand apart, all of them say “quality.” Ours says exactly what goes on your roof, layer by layer.

There is a difference between a roof and a roof system. It's the difference between year 15 and year 30.

Comp, metal, cedar shake or tile. We'll tell you which one fits your house and your plans.

Not all shoes are for walking. Some just hurt less. Same with roofs. We ask one question first: do you want this house long-term, or are you selling it?

Good, Better, Best, Premium

Four packages: Good, Better, Best and Premium. We put the samples for each one on your kitchen table and show you what changes between them before you pick.

Samples on your table

We bring the samples to your kitchen table: the cheap paper underlayment next to the synthetic, the 3-tab next to the architectural shingle, the single ridge cap next to the double. You feel the difference before you pay for it.

Recent roofs

Roofs we finished. Not stock photos.

Every house here is one of ours. Look at the ridge, the pipe boots and the valleys. Then look for the same things in anyone else's photos.

Before & after

What a full replacement actually looks like.

Same house, same spot, before we started and after we left.

Portland metro · Architectural shingle

The old 3-tab had gone bald in patches and moss was holding water along the ridge. Ten days later: new architectural shingles, every pipe boot replaced, double ridge cap. Look at the ridge line in both photos. That is where a cheap job shows first.

No mid-job surprises

Your price per sheet is in the contract before we open your roof. Not after.

“We found rotten decking” is the sentence that arrives when your roof is open, the weather is coming, and you have no leverage. We take that moment away.

We photograph every rotten sheet before we pull it. You pay for the ten that were bad, not the twenty-five somebody guessed at.

In writing, on every contract.

Warranty, honestly

“Fifty years, yes. But it's prorated. Every year that passes, your warranty gets smaller.”

“They just get you excited as a customer. Being honest is what matters.”

Rodrigo, owner

We show you the proration table before you ask.

Your material warranty is registered with the manufacturer, up to 50 years, so it stands even if we didn't. Our workmanship warranty is separate: 10 years, in writing, with the year-by-year table printed in your contract.

After you say yes

Right, not fast.

  1. Inspection, then the Attic-First Roof Report within 24 hours.
  2. You decide with photos in front of you. Never without.
  3. You know where you are in line, and we keep you posted.
  4. Install day: photos from the crew the same day. Permits, disposal and magnet sweep handled.
  5. Walkthrough with photos of every layer, decking to ridge cap.
  6. Warranty registration filed for you. Certificate in your hand.

It depends on the season. When we're busy, two to three weeks is the most you'd wait to start. You get your date before you sign.

Before you wait

A roof is the one thing on your house that gets more expensive the longer you wait.

Financing through Service Finance. You apply online from a link we send you, on your own, and the answer comes back to both of us.

Their plans run from no-interest and deferred-interest promotions to long-term installment plans with a lower monthly payment. Which ones you qualify for, and at what rate, is on your approval in writing before you sign anything with us.

No prepayment penalty. Your first payment is due 30 days after the roof is finished, not before.

Questions about a new roof

How much does a new roof cost?

It depends on the size of the roof, the pitch and the material. We give you the number in writing after the inspection, layer by layer. Never over the phone, because nobody can price a roof they haven't seen. We're not the cheapest roofer in town, and we won't pretend to be.

How long does a roof replacement take?

It depends on the season and how full the calendar is. When we're busy, two to three weeks is the most you'd wait to start. You get your date before you sign, and we tell you where you are in line after.

What happens if you find rotten wood?

Your price per sheet of decking is in the contract before we open the roof. We photograph every bad sheet before we pull it. You pay for the sheets that were rotten, not for a guess.

Do you take a deposit up front?

35% when you sign, so your material gets ordered. The rest is spelled out in the same contract before we open anything. No invoice shows up mid-job that you didn't see coming.

What if I'm selling the house?

Tell us. We ask every homeowner: do you want this house long-term, or are you selling it? The answer changes what we recommend.
