Find your symptom

You probably already know which one is yours.

  • A stain on the ceiling that wasn't there last winter.
  • A musty smell upstairs.
  • Shingles in the yard after wind.
  • Old jack pipes with cracked boots. Where cheap jobs leak first.
  • Moss that's eating the roof.
  • The last guy just slapped tar on it, and it's back.

How we diagnose

Repair or replace is decided in the attic, not from the ladder.

Anyone can find the wet spot from the ladder and put a patch on it. That's the band-aid that lasts one winter.

We go into the attic with a light and a camera to see where the water actually got in, and how long it's been happening. Then we tell you what it is, with the photos.

What we repair

The five places a roof gives out first.

  • Pipe boots and flashing

Cracked boots and reused flashing are the first place a roof leaks. We replace them, we don't caulk them.

  • Valleys

Where the water runs. Ice & water shield, not felt.

  • Ridge cap

Wind takes a single cut shingle off the ridge. We put a real cap back.

  • Decking sections

    Soft plywood replaced, not covered.

  • Ventilation

A hot, musty attic isn't a leak. It's a ventilation problem, and it kills roofs early.

Recent roofs

Roofs we finished. Not stock photos.

Every house here is one of ours. Look at the ridge, the pipe boots and the valleys. Then look for the same things in anyone else's photos.

Before & after

Small roof, same standard.

A porch roof gets the same tear-off, drip edge and flat shingles as a whole house.

Entry porch roof, full replacement

Portland metro · Comp shingle

Moss and lichen had lifted the old 3-tab shingles at the seams, so water was getting under them. We tore it to the deck, set new drip edge at the eave, and ran new shingles. Every shingle sits flat. That is what you want to see.

The honest answer

Sometimes it's a repair. Sometimes it's “not yet.” Sometimes it's a new roof.

The report says which, and why, with photos. If a repair will hold, we say so and we do it. If it won't, we say that too, before you spend money on a patch.

People tell us the thing they remember is how we delivered the bad news.

Questions about repairs

What if it can't be repaired?

Then we tell you that, with photos of why. Sometimes the honest answer is a repair. Sometimes it's “not yet.” Sometimes it's a new roof. The report says which, and why.

Do I have to be home for the inspection?

Yes. We can't show you the attic if you're not there. It's the part of the inspection that matters most.

Do you work with my insurance company?

Sometimes, and it's not our specialty. We won't pretend it is. Bring us your report and we document what we found, with photos, so whoever reads it sees what we saw.
