Commercial Roofing

Most roofers who bid your building aren't certified to be on it.

We are, by GAF and by Mule-Hide. You get photos of every seam and drain before you sign, and photos from the roof every day the crew is up there.

Sound familiar?

A commercial roof fails quietly, then all at once.

  • Ponding water that's still there two days after the rain.
  • A stain on a ceiling tile that comes back after every patch.
  • Seams lifting. Flashing pulling away from the parapet.
  • A tenant who has called twice about the same leak.
  • The last roofer patched it, and nobody has a photo of what's under the patch.
  • Three bids, and none of them say which manufacturer certifies the installer.

How we look at it

Before we quote a building, we document it.

We walk the whole roof and photograph every seam, drain, penetration and run of flashing. Where we can get under the deck, we go, with a light and a camera. If water has been getting in, the deck shows it before the ceiling does.

Then we scan the roof with an infrared camera after sunset. Wet insulation holds the day's heat longer than dry insulation, so trapped water shows up as its own shape on the screen. You see exactly which sections are wet, so you repair those instead of paying to tear off the whole roof.

You get the report with the photos, whether you hire us or not. If the roof has years left, it says so. If a repair will hold, it says that. If it won't, you see why.

What we install

Low-slope, steep-slope, and the repairs in between.

  • Low-slope and flat systems

Low-slope systems from GAF and Mule-Hide, installed by the crew those manufacturers certified. The warranty is registered with them, in your building's name.

  • Steep-slope commercial

Shingle roofs on commercial buildings. The same eight-layer system as our residential work, with the decking price locked before tear-off.

  • Repairs and leak response

Leak now? We're on the roof within 2 hours. Photos of what we found, price in writing, then the repair.

  • Decking, the honest way

Rotten deck sections are photographed before they come out. You pay for the ones that were bad, not for a guess.

Why the certification matters

You can't get certified for commercial work by filling out a form.

  • GAF and Mule-Hide certify a contractor for commercial work after seeing the volume installed. Most residential roofers in this market never qualify.
  • A certified install is what lets the manufacturer register the warranty in your building's name. Without it, the only warranty is the roofer's word.
  • Oregon CCB #219931. Same company, same address since 2017: 4198 River Rd N, Keizer.
  • Photos from the roof every day the crew is up there, and one named contact who tells you where you are in line.

Repair, restore, or replace

Sometimes the answer is a repair. We'll say so.

Building owners get sold full tear-offs on roofs that needed a drain cleared and a seam resealed. We'd rather show you the photos and lose the job than win it because you couldn't see your own roof.

If it does need replacing, the bid says exactly what goes on the building, layer by layer, and the schedule is in the contract before we start.

How a commercial job runs

You always know what's happening on your roof.

  1. Inspection with photos of every seam, drain and penetration, plus an infrared moisture scan. Report within 24 hours.
  2. A bid you can read: the system, the layers, the schedule and the payment terms, in writing.
  3. 35% at signing. Your material gets ordered and you get your start date.
  4. Install days: photos from the roof, the same day, to one named contact on your side.
  5. Walkthrough with photos of the finished system. Manufacturer warranty registered for the building.

Questions from building owners

What does “commercial certified” actually mean?

You can't get certified for commercial work by filling out a form. GAF and Mule-Hide want to see the volume installed first. Most residential roofers in this market never qualify. Ask any roofer bidding your building which manufacturer certifies them for commercial work, then look it up.

What commercial systems do you install?

Low-slope and flat systems from GAF and Mule-Hide, and shingle roofs on commercial buildings. We're certified by both manufacturers for commercial work, which means the warranty is registered with them, not just with us.

Is the inspection free for a commercial building?

Yes. We walk the whole roof and document every seam, drain and penetration with photos. You keep the report whether you hire us or not.

Will the job get in the way of my business?

You know the start date and where you are in line before we begin, and you get photos from the roof every day the crew is up there. If there's a time we can't be on your roof, tell us before we schedule.

We have a leak in the building right now.

Call (541) 961-6524. We're on the roof within 2 hours, and you get a price in writing before we fix anything.
