No pressure. Sometimes the answer is “not yet.”

The real problem

It isn't your roof. It's that you can't see it.

You're asked to spend five figures on something you can't see. And you won't find out it was done wrong for another five years.

“In Oregon you can start a roofing company and be a licensed roofer without any experience or education in roofing.”

Cozy Home Inspection, Portland. The same inspector reports that over 80% of the roofs they check in this metro were installed wrong.

What we do differently

Your roof doesn't tell you it's failing. Your attic does.

42 inches of rain a year end up somewhere. A stain upstairs or a musty smell is the attic talking. Most roofers never open the hatch.

  1. New shingles and ridge vents along the peak of a roof

    01

    On the roof

We measure every square. Pipe boots, flashing, valleys, vents. The places cheap jobs leak first.

  2. Underside of the roof deck seen from the attic, with dark staining and growth around the nails

    02

    In the attic

A light and a camera. Moisture, mold, insulation, daylight through the deck. Nobody else goes in.

    In your hands

The inspection, step by step

This is what we look at. And this is what we send you.

Five photos from our own inspections. Nothing staged, nothing bought. Follow the walk: we start on the roof and we finish in the attic. The last one is the extra we bring when a roof needs it.

  1. Worn comp shingles across a roof slope, with vents near the ridge
    01

On the field of the roof

First we walk the planes and measure every square. A roof this age tells you most of the story from the surface.

    • Granules gone. The mat underneath is showing.
    • Shingles cracked and cupping across the field.
    • Vents and pipe flashing get checked one by one.
  2. Close-up of the eave, with curling cracked shingles and debris packed at the trim
    02

At the edges and the eaves

Edges fail first. The rake, the eave and the trim line are where water gets in before anything shows inside.

    • Shingles curling and splitting at the edge.
    • Debris packed against the trim, holding water.
    • Gap opening under the fascia.
  3. Section where shingles were cut back, leaving the membrane and nails exposed
    03

    Wherever someone worked before

We look for the last repair. It usually tells you more about the roof than anything else on it.

    • Shingles cut back. The layer underneath is left bare.
    • Nails driven straight through the exposed layer.
    • The patch sits proud of the courses around it.
  4. Underside of the roof deck seen from the attic, with dark staining and growth around the nails
    04

Then into the attic, with a light and a camera

This is the part nobody else does, and it is the part that decides the answer. From underneath, the deck shows you what the shingles were hiding.

    • A dark stain spreading across the deck.
    • Black growth around the nail line.
    • Nail tips rusted through.
  5. Thermal image of a flat roof at night, with circled dark zones marking water trapped in the roof system
    05

When the roof needs it: an infrared scan

It's standard on every flat and commercial roof we inspect. On a home, we bring it when the walk and the attic point to water we can't see, like a low-slope section or a leak nobody can trace. Wet insulation holds heat longer than dry insulation, so after sunset a thermal camera shows exactly where the water is. No cutting, no guessing.

    • Water trapped under the membrane.
    • Wet zones around the drain and the units.

Every one of those findings goes in your report with the photo attached, within 24 hours. You keep it whether you hire us or not.

The Free Roof Inspection

You get the Attic-First Roof Report. Yours to keep either way.

Not a quote. A written diagnosis of your roof, in plain words, that you keep whether you hire us or not.

What's in the report

  • Full roof walk with a measured square count
  • Attic inspection with a light and a camera: moisture, mold, ventilation, insulation, daylight through the deck
  • When the roof calls for it: an infrared moisture scan that shows where water is trapped inside the roof, before it shows on a ceiling
  • Photos and video of every finding
  • A written repair-or-replace answer in plain English. Sometimes it says “not yet.”
  • If it's a replacement: an itemized bid, layer by layer, with the decking price per sheet locked before we open anything
  • Delivered within 24 hours of the visit

What the report is worth if you paid for it: $335. A paid roof inspection in Portland runs $150 to $300, and none of them open the attic.

Recent roofs

Roofs we finished. Not stock photos.

Every house here is one of ours. Look at the ridge, the pipe boots and the valleys. Then look for the same things in anyone else's photos.

Before & after

Same roof. Same spot. Here is the difference.

Two of ours. Look at the edges and the ridge, not just the color.

See every before & after

Entry porch roof, full replacement

Portland metro · Comp shingle

Moss and lichen had lifted the old 3-tab shingles at the seams, so water was getting under them. We tore it to the deck, set new drip edge at the eave, and ran new shingles. Every shingle sits flat. That is what you want to see.

Warranty, honestly

Ask any roofer what “lifetime” pays in year 18.

“Fifty years, yes. But it's prorated. Every year that passes, your warranty gets smaller. They just get you excited as a customer. Being honest is what matters.”

Rodrigo, owner

Most warranties cover the material only, and they shrink every year. We show you the table before you sign, not after.

Your material warranty is registered with the manufacturer, up to 50 years. It stands even if we didn't. Our own workmanship warranty is separate: 10 years, in writing, with the year-by-year table printed in your contract.

This isn't for everyone.

This is for you if…

  • Your roof is 18 to 25 years old, or there's a stain, a smell, or moss.
  • You've got bids you can't tell apart.
  • You want to see what's up there before you spend five figures.

This isn't for you if…

  • You're looking for the cheapest roof in Portland. We're not it.
  • You want a number over the phone without anyone looking.

Where we work

Four cities, the suburbs between them, one crew since 2017.

Also Lake Oswego, West Linn, Oregon City, Clackamas, Tigard, Bull Mountain, King City, Tualatin, Sherwood, Wilsonville and Aurora.

Questions people ask before they call

Are you the cheapest roofer in Portland?

No. We're the ones who show you the attic.

Do I have to be home for the inspection?

Yes. We can't show you the attic if you're not there. It's the part of the inspection that matters most.

What if I don't need a new roof?

Then the report says so. Some reports say “you don't need a new roof yet.” We send those too.

Do you take a deposit up front?

35% when you sign, so your material gets ordered. The rest is spelled out in the same contract before we open anything. No invoice shows up mid-job that you didn't see coming.

Do you offer financing?

Yes, through Service Finance, the lender we work with. You apply online from a link we send you, on your own, and the answer comes back to both of us. Their plans run from no-interest and deferred-interest promotions to long-term installment plans with a lower monthly payment. Which ones you qualify for, and at what rate, is on your approval in writing before you sign anything with us. No prepayment penalty, and your first payment isn't due until 30 days after the roof is done.
